From its prominent position opposite Manchester Central, you can see how the building got its name. The stunning green terracotta façade stands out boldly from the surrounding architecture, and that’s just the start of what makes Windmill Green different.
The living wall extends from the exterior into the reception area, improving air quality throughout the building and literally bringing the outdoors in. Three ground floor retail units and six storeys of office accommodation are topped off by a roof garden and a covered pavilion, offering panoramic views of the Manchester skyline.

The project involved partial demolition of the existing office building whilst retaining the structure. The new façade offers enhanced thermal performance, whilst the roof-mounted double-faced Solar PV panels are ideally suited to Manchester’s mixed climate. The building is further served by an underfloor air conditioning system which has been configured to accommodate a number of different tenants on each floor plate.
CWC provided monitoring of the contractor design and installation from RIBA Stage 3 through to completion, as well as BREEAM, fire engineering and acoustics services through partnering consultants.
All these measures led to Windmill Green being the first multi-let office in Manchester to achieve a BREEAM “Outstanding” rating. It has also achieved a Wiredscore rating of “Platinum” through the provision of a resilient data infrastructure and central communications room. A Node integrated multi-supplier broadband system gives tenants the choice of multiple telecoms providers, without having to open the risers to install additional cabling.
