Crookes Walker Consulting have been commissioned by Select Property Group to develop and deliver the Mechanical, PH and Electrical Engineering Services design for the student residential development comprising 386 high quality studios together with contemporary amenity and hub space.

The development is located in Manchester City Centre (Building 9, Circle Square) and comprises 16 floors of studio accommodation within a constrained site.

The project challenges included the close proximity of busy roads and local attractions which presented acoustic and air quality considerations. CWC worked closely with the acoustic and air quality consultants and carried out extensive Dynamic Simulation Modelling to assess the development for overheating risks when assessed against CIBSE TM52. The final solution employs a mixture of natural and mechanical ventilation strategies. Level changes, and the building’s location within a flood risk area added further complications.

Additional project requirements including achieving BREEAM ‘Very Good’ and Manchester City Councils planning policy to meet Part L CO2 emissions requirements. This was achieved by optimising the building fabric performance and employing low and zero carbon strategies, such as utilising the available district heating network.
