No 3 Circle Square is the next commercial phase of Circle Square, following the completion and subsequent full occupation of No. 1 & 2.

Sustainability is at the heart of No 3. The project is targeting net zero embodied carbon during construction, BREEAM Excellent status, an EPC A rating and a NABERS 5 Star rating and once operational. Ample bike storage and showers will facilitate green travel, whilst a roof terrace and new landscaped garden area will add more outdoor space to enjoy at Circle Square.

As part of Bruntwood SciTech’s innovation district, the building is specifically designed to accommodate high growth digital and tech businesses, with flexible workspaces, collaborative and social spaces. Circle Square already boasts major science and technology businesses such as Roku, Autocab and Bosch.

Achieving the NABERS Rating

CWC were appointed at the concept design stage to assess a number of possible M&E solutions. The optimum solution would ensure consistently high levels of comfort, whilst also achieving the industry leading level of operational energy performance required to achieve a NABERS 5-star rating once in operation.

To find the solution, CWC carried our detailed dynamic energy modelling to assess a wide range of scenarios including:

  • Glazing proportion and specification
  • Solar shading
  • Feasibility of natural or mixed mode ventilation
  • Facade build-up and specification
  • Air permeability and overall building fabric performance
  • A number of system types with varying efficiencies and different control methods

Whilst both the building construction and system design will impact the NABERS assessment, the rating is based solely on in-use energy consumption, so rigorously assessing the operational profiles at this stage was key.

Following the concept design stage, CWC have developed the proposals through stage 3 into stage 4, and are currently undertaking more detailed HVAC energy modelling to deliver the NABERS design for performance assessment. This will allow the client to market the building with a NABERS rating prior to the final in-use rating, which can only be assessed once the building is occupied.

Working to clear energy targets from the early design stages means No. 3 Circle Square is on track to be Bruntwood SciTech’s most sustainable office building to date, setting the direction of travel for future developments.

The project has received planning permission and aims to complete by December 2024.
