Outside residents enjoy a private landscaped terrace and roof garden, as well as a basement car park and high-end bike storage.
The building features an impressive double height entrance, inviting the public into the site to take advantage of a new public route giving access to a new section of river walk.
CWC provided initial consultancy services for the MEP strategy and associated plant space and volume requirements. The stage 3 M&E design is nearing completion, upon which CWC will take on a monitoring role throughout stage 4 design and construction.
A building of this height presents a number of challenges including significant fire safety considerations. A robust fire strategy has been developed, featuring smoke extract shafts, relief air shafts and stairwell and lift shaft pressurisation systems. Co-ordination with a specialist was required to tackle the stack effect, which can cause disruptive changes in air pressure when there is a significant difference between indoor and outdoor temperature.
Whilst a mid-level plant room is often provided for a building of this height, this was avoided by installing water and firefighting pumps in the basement, freeing up space on the main levels.
Estimated for completion in 2025, One Heritage Tower will make a significant contribution to the identity of the Greengate area.
