The constrained city centre site, in close proximity to busy roads and local attractions, presented a number of acoustic and air quality considerations. The project was required to meet BREEAM “Very Good” and Manchester City Council’s planning policy to meet Part L CO2 emissions requirements. Level changes, and the building’s location within a flood risk area added further complications.
CWC worked closely with the acoustic and air quality consultants and carried out extensive Dynamic Simulation Modelling to assess the development for overheating risks when assessed against CIBSE TM52. The final solution employs a mixture of natural and mechanical ventilation strategies.
The CO2 reduction was achieved by optimising the building fabric performance and employing low and zero carbon strategies, including utilising the available district heating network.
