Located at the heart of Circle Square on Manchester’s Oxford Road, the Plot 9 student development is Vita’s fourth in Manchester. 384 Studios are spread over 16 floors with communal facilities include an onsite movie theatre with games and gym facilities in the neighbouring buildings. Plot 9 is unique to Vita in having mini hub spaces on each floor of the building.

The Challenge

The constrained city centre site, in close proximity to busy roads and local attractions, presented a number of acoustic and air quality considerations. The project was required to meet BREEAM “Very Good” and Manchester City Council’s planning policy to meet Part L CO2 emissions requirements. Level changes, and the building’s location within a flood risk area added further complications.

The Solution

CWC worked closely with the acoustic and air quality consultants and carried out extensive Dynamic Simulation Modelling to assess the development for overheating risks when assessed against CIBSE TM52. The final solution employs a mixture of natural and mechanical ventilation strategies.

The CO2 reduction was achieved by optimising the building fabric performance and employing low and zero carbon strategies, including utilising the available district heating network.
